Credit Counseling

The U.S. Department of Housing and Urban Development (HUD) funds free or very low cost housing counseling nationwide. Housing counselors can help you understand the law and your options, organize your finances and represent you in negotiations with your lender if you need this assistance.

Helvetica May be Able to Help
Almost everyone encounters financial difficulty during their lifetime. If you are having trouble making your mortgage payments, you may qualify for one of the programs Helvetica offers to assist borrowers who find themselves in financial distress. Some of the programs Helvetica has to offer are:

 

Modification or workout agreement: If you can make payments on your loan, but are unable to make up past due payments or cannot afford the current payment amount, we may be able to modify the terms of your original loan to get your payments back on track. We may be able to reduce your interest rate, lower your payment amount, extend the term of your loan, or defer payment of the past due amounts until a later date.

 

Forbearance agreement: If you are behind in your payments, but know that you will be able to bring your payments up to date within a specified period of time, you may be eligible for a temporary reduction or suspension of payments. After the specified period, you agree to pay the arrearages and bring your account current.

 

Time to sell: If you have decided to sell your home and have hired a real estate professional to help you, we may be able to postpone foreclosure to give you time to market and sell your home.

 

Short payoff: If you have decided to sell your home, but the payoff amount is greater than the present market value, you may qualify to sell your home for less than the amount owed.

 

Deed in Lieu: If you have had your property listed for sale at fair market value for a period of time, and have been unable to sell, we may accept title to your property as settlement of your debt.
